These Terms of Service ("Terms") govern your use of the Zonescore website and zoning-lookup service (the "Service"), operated by Joseph Herbert ("Zonescore," "we," "us," or "our"). By accessing or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
Zonescore provides an informational zoning-lookup tool that aggregates and presents zoning and related property information drawn from public and governmental data sources. The Service is intended to help you quickly understand publicly available zoning information for an address.
The Service and all content are provided as is and as available, without warranties of any kind, express or implied. Zoning and property data are obtained from third-party and governmental sources and may be incomplete, inaccurate, out of date, or misinterpreted. Zoning designations, permitted uses, and development standards change and are subject to overlays, conditions, variances, and site-specific factors the Service may not capture.
The Service is not a substitute for official records. Before making any decision, you must independently verify information with the applicable municipal, county, or other official authority. We do not warrant that results are accurate, complete, current, or fit for any particular purpose.
Lot sizes and property lines. Lot sizes and property lines come from county mapping records. They are approximate and are not a survey. Do not use them to design or build, or to decide flood zone questions; hire a licensed surveyor for that.
Nothing on the Service constitutes legal, investment, financial, engineering, architectural, real-estate, or other professional advice. You should consult qualified professionals before acting on any information from the Service.
To the fullest extent permitted by law, Zonescore and its owners, officers, employees, and suppliers will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill, arising out of or related to your use of (or inability to use) the Service or your reliance on any information provided, even if advised of the possibility of such damages. To the extent liability cannot be excluded, our total aggregate liability is limited to the amount you paid us (if any) for the Service in the twelve months preceding the claim.

If you submit a "Report it" correction, feedback, or other content, you grant us a non-exclusive, worldwide, royalty-free license to use, store, and process it to operate and improve the Service. Do not submit confidential information. You are responsible for the accuracy and legality of what you submit.
The Service, including its design, text, and the Zonescore name and branding, is owned by us or our licensors and is protected by applicable law. Underlying public and governmental data remain subject to their own terms. You may not copy, modify, or create derivative works from the Service except as expressly permitted.
The Service may link to third-party websites and resources for your convenience. These links are not endorsements unless stated. We currently receive no compensation for them and may enter affiliate relationships in the future, which we will disclose. We are not responsible for third-party sites, and your use of them is governed by their terms.
Zonescore sells a $29 property report and a $49 a month Pro subscription, in the markets where they are on sale. Payments are processed by Stripe. You sign in with a link we email you; there is no password.
Pro ($49/month). Cancel anytime in your account; you keep access until the end of the month you paid for. Subscription fees are not refunded.
Reports ($29). Reports are delivered instantly, so we don't refund a change of mind. We refund in full if your report failed to generate, is for the wrong property, shows the wrong zoning district, or gets its main conclusion wrong against the ordinance we cite. If a detail is wrong but the conclusion stands, we fix it and send you a corrected report at no charge. Use the "Report a problem" button on any report.
Owner information. Pro shows the owner name and mailing address a county publishes in its public property records, with the county named as the source and the date we retrieved it. Use it lawfully. Do not use it to harass, threaten or discriminate against anyone.
We may modify or discontinue the Service, and we may update these Terms, at any time. Material changes are effective when we post the updated Terms with a new "Effective date." Continued use after changes constitutes acceptance.
We may suspend or terminate access to the Service at any time, with or without notice, for conduct that violates these Terms or is otherwise harmful.
You agree to indemnify and hold harmless Zonescore and its owners, officers, employees, and suppliers from any claims, damages, liabilities, and expenses arising from your use of the Service or violation of these Terms.
These Terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-laws rules. You agree that the state and federal courts located in Virginia will have exclusive jurisdiction over any dispute arising from these Terms or the Service, subject to any applicable law.
