Questions and answers

Plain answers about what Zonescore does, what it costs, and where its answers come from.

What is Zonescore?

You type an address and we tell you its zoning district, what the district allows, and the development standards that apply, with the section of the zoning ordinance behind every answer. Every answer comes from the jurisdiction's own published ordinance and records. When we cannot source something, we say so instead of guessing.

What is free?

Looking up an address, the zoning district, the uses a district allows and the development standards are free, each with its citation. So are the counts on Zoe ("where can I put a restaurant?").

What does Pro include? ($49 a month)

Pro adds the list of individual properties behind those counts, with owner information where the jurisdiction publishes it, and filters such as absentee and out-of-state owners. Pro covers launched markets only.

What is the $29 report?

A report for one property: what you can build or use there, the path to approval, and the standards that apply, each with its citation. It is a separate purchase. It is not included in Pro.

The report is coming soon: it is not on sale in any market yet. Leave your email on the pricing page and we will tell you when it is.

Is there a usage limit on Pro?

Yes. Each billing period, Pro shows or exports up to 2,500 different properties. A property you have already seen in the same period does not count again, whether you see it on screen or in a download. A new billing period starts a new allowance.

Refunds

Pro ($49/month). Cancel anytime in your account; you keep access until the end of the month you paid for. Subscription fees are not refunded.

Reports ($29). Reports are delivered instantly, so we don't refund a change of mind. We refund in full if your report failed to generate, is for the wrong property, shows the wrong zoning district, or gets its main conclusion wrong against the ordinance we cite. If a detail is wrong but the conclusion stands, we fix it and send you a corrected report at no charge. Use the "Report a problem" button on any report.

How do I cancel Pro?

Cancel anytime in your account. Sign in with the email address you paid with; we email you a sign-in link, so there is no password. You keep access until the end of the month you paid for.

Where does the data come from?

How accurate is it, and how do I report a problem?

We check answers against the ordinance before we show them, and we launch one market at a time for that reason. Zoning can still change, and a specific property can carry conditions we do not hold, such as an overlay or an approved development plan, so always confirm with the jurisdiction before you rely on an answer. If something looks wrong, use Report a problem with the address and what you saw. We fix errors and say what changed.

Lot sizes and property lines come from county mapping records. They are approximate and are not a survey. Do not use them to design or build, or to decide flood zone questions; hire a licensed surveyor for that.

Approvals such as rezonings or waivers can change any answer.

Which areas do you cover?

We launch one market at a time, after checking its answers against the local code. Markets that are not launched yet show a "coming soon" page, where you can leave your email to hear when they launch. See Coverage, or look up an address to see whether its market is live.

Is this legal advice?

No. Zonescore is a zoning research aid, not the code of record and not legal advice. See our Terms of Service and Privacy Policy.
