The NMU-4/CC1 zone is a Chevy Chase Neighborhood Mixed-Use zone established by Final Rulemaking Order No. 23-25 (June 27, 2025). It permits mixed-use development at a moderate density along Connecticut Avenue, NW between Western Avenue, NW and Livingston Street, NW. The zone implements the Chevy Chase Small Area Plan and follows MU-4 zone development standards per Subtitle G Chapter 2 except as modified by Subtitle H Chapter 10. New construction preserving an existing facade built before 1958 is permitted an increase of 0.5 FAR. No side yard is required except where not separated by alley from R or RF zone (15 ft minimum). IZ Plus applies. Use permissions follow NMU Use Group B (Subtitle H §6000.8).
