The NMU-4/CC2 zone is a Chevy Chase Neighborhood Mixed-Use zone established by Final Rulemaking Order No. 23-25 (June 27, 2025). It permits mixed-use development and institutional uses at a moderate density. Maximum total FAR: 3.0 (3.6 with IZ). Maximum non-residential FAR: 1.5. Maximum height: 65 ft (65 ft with IZ). Maximum lot occupancy: 60% residential, 60% all other uses. Rear yard measured from east-most lot line; Subtitle G §207.8 does not apply. No side yard required except where not separated by alley from R or RF zone (15 ft minimum). IZ Plus applies. Use permissions follow NMU Use Group B (Subtitle H §6000.8).
