Prince George's County, MD · Prince George's County Zoning Ordinance

The Legacy Mixed-Use Town Center (LMUTC) Zone recognizes former Mixed-Use Town Center (M-U-TC) Zones established before April 1, 2022. It provides for a mix of commercial and limited residential uses supporting a vibrant, pedestrian-oriented town-center environment, and relies on the Development Plan approved at the time of zoning, which sets the minimum and maximum development standards and design guidelines in written and graphic form. Legally existing buildings may be expanded or altered, and uses established under valid permits are carried forward as permitted. Permitted uses and development standards are therefore property-specific -- governed by the zone's approved Development Plan rather than a countywide table (Subtitle 27, Sec. 27-4205(e); transitional provisions Sec. 27-1700). No property may be rezoned into a Legacy Zone after April 1, 2022.

Development standards in LMUTC

Maximum heightSet by applicable Mixed-Use Town Center Development Plan — see Sec. 27-4205
A standard shown as "set by" is banded in the ordinance — it depends on what you build or on the lot itself, so no single figure is true for the whole zone. The cited table is the authority; read the tier that matches your intended structure.

Permitted uses in LMUTC

"Conditional" means the use generally requires a public hearing or special-exception approval — a very different timeline and risk profile from a by-right permit.
