The R-5 zone has a 5,000 square foot minimum lot size and covers compact single-family neighborhoods across the city. Many Old Town and near-town neighborhoods fall in R-5. Lots are often at or below minimum size, making subdivision essentially impossible. The zone allows ADUs, and under the 2023 Zoning for Housing reforms permits two-unit dwellings and multi-unit dwellings up to four units by right (Sec. 3-402).
